Dear
Landowner,
let me introduce myself, my name is Robert Fudge and I am the Chairman of the Pasco Builders Association's
COHIP Plan Amendment Task Force.
One of the most cherished freedoms in this Country is the right to private property. Along with this right,
is the right to develop this property.
While you read this letter, there are efforts being put forth to vastly restrict this right.
The
market value of your property is in great jeopardy. We strongly urge you to
obtain and review the proposed Comprehensive Plan Amendments that are being
proposed and attend the public hearings.
Drafts
of the proposed Comprehensive Plan Amendments can be reviewed at
Some
of the items being proposed for adoption are:
Rural Land Use Category is being created which will greatly reduce the developabillty of the property which gets
reclassified.
Boundaries being created where this Rural
Land use will be applied.
Minimum allowable densities of I lot per acre and I lot per 5 acres within these 'Rural Land Use areas.
Conservation Subdivision Standards being
created which requires 50% of the property to remain untouched.
Corridor protection of open vistas".
Public
input can be done at the Citizens Advisory Committee (CAC) meetings and at the
Board of County Commissioners (BOCC) meetings.

I
have also enclosed a copy of the schedule for these meetings that was revised
June 23, 2005.
There
is a CAC Public meeting for the Future Land Use Element Scheduled for Thursday,
September 1st at the Pasco Government Center In New Port at 6:30 PM.
Do
not allow your property rights to be altered without your input. It is
imperative that you become informed.

your Commissioners hear your voice.

RURAL, RURAL CHARACTER, RURAL TRANSITION OR
RURAL NEIGHBORHOOD PROTECTION AREAS
Pasco
County Comprehensive Plan Update
The
Countys Comprehensive Plan is designed to manage growth, provide the necessary
public services and facilities to serve growth and to protect our natural
resources. Pasco County is in the process of updating its Comprehensive Plan
based upon an Evaluation and Appraisal Report (EAR) of the Comprehensive Plan,
which assessed the effectiveness of the Goals, Objectives and Policies in the
Plan and suggested amendments, tools for evaluation during the EAR Based
Amendment process.
During
the EAR process and as part of the Future Land Use Element update, staff and
our Planning Consultant were asked to identify the rural areas in Pasco County
for special considerations. As a result of this work effort, there will be
areas identified in the County as Rural Areas, Rural Transition Areas. Rural
Character Areas and Rural Neighborhood Protection Areas.
Certain
properties have been identified as being located in a rural area, rural
character area, rural transition area or rural neighborhood that deserve special
protection from the intrusion of urban uses.
This
identification does not change the Future Land Use classification for these
properties or the current zoning district, but does provide a series of
policies, that are designed to protect the continued viability of a rural life style.
Beginning
August 2005, the Citzens' Advisory Committee will hold CAC Planning District
meetings on this topic and for the areas depicted in the map bellow. (not
included here)
The meeting schedule will be noticed in the
newspapers on July 29, 2W5 for these individual district meetings. Two full CAC
meetings on this
topic
will be scheduled in September. The public is invited to attend all CAC
meetings.
Proposed
policies that will affect these areas are included within the draft Future Land
Use Element, Goals, Objectives and Policies and can be reviewed at the
following location on the Pasco County Website beginning August 2. 2005.
Please
